Maintenance Access
The maintenance crew are authorized to access your lot, without prior notice, to perform maintenance and inspections related to their duties. If you are going to be affected by any maintenance work on your lot, you will be advised in advance, whenever possible. |
Maintenance Requests
If you see anything in the common areas that needs attention, do not hesitate to let us know. We would prefer it if any maintenance requests or questions come directly to the office. We cannot help with anything that is beyond the scope of our responsibility. Some of the maintenance crew do side work after hours, you can sign up for help on the sign up sheet outside the office. Madrid Manor is not responsible for any side work done by members of staff. |

Utilities
Madrid Manor is a sub-metered community. The association is responsible for everything up to and including your utility meters. Anything beyond the meter is the responsibility of the homeowner. If you experience any of the following you should contact the office immediately.

- Electrical - If your lights flicker or half of your home goes out.
- Gas – if you smell gas, shut off your gas and call us. Do not turn it back on, this should only be done by maintenance staff or a plumbing professional.
- If your pilot light is out.
- If you are experiencing low water pressure.
- If you have a question regarding your meter reads.
- If your sewer line is backed up
- If you are not sure, call us, we do not charge for a call out.
As required by Civil Code §798.43.1, please note that the California Alternate Rate for Energy (CARE) program offers a discount on monthly gas or electric bills for qualifying low-income residents.

Phone, cable and internet
You will contract with your provider directly for these services. Providers include:
ATT TV, phone and internet
Cox TV, phone and internet
Dish Network TV and internet
Direct TV TV, with phone and internet partners
Please make sure they install external wiring cleanly, and keep wires away from the utility area. Grounding wires must be stapled to the home until they reach the grounding source. Do not attach ground to electric pedestal.

Trash
- Monday is trash day. If you have missing trash cans you should call EDCO at 760-744-2700.
- We have extra trash cans you can borrow. They are always in demand so we limit them to 2 per household. If we have any left at the end of the week we will drop them off. Please do not wait until the last minute.
- Paint, electronics, florescent light bulbs and hazardous waste must not go in your regular trash cans. They should be taken to the Edco Hazardous Waste Facility in Vista.
- Used household batteries may be dropped off at the clubhouse, we have a volunteer who will dispose of them for you.
- Twice a year (normally in May and October) there is e-waste pick up, you will be notified of the dates in advance.
Mailboxes
We installed a clip on your mailbox for community related information. Please be sure to trim bushes around your mailbox so we can get to it easily. If your mailbox has the previous residents' name on it, please remove it to avoid confusion. Please make sure that you have your space number clearly marked on the front of your mailbox in addition to being clearly visible on your home's facade. |
Car Wash
There is a car wash station opposite #70 for residents' use. |
Architectural Control
Please be sure to familiarize yourself with the architectural guidelines. Most projects that change the appearance of the outside of your home or yard require architectural approval prior to any work that takes place. Attaching anything to common property (walls, fences, storm drain covers, etc.) is not permitted. |

Parking
Please refer to the rules and regulations for Madrid Manors parking policy. There are restrictions that affect the use of guest parking. Residents may only use guest parking temporarily for shuffling vehicles or when contractors are working at their home. Parking passes are available to residents for longer periods if they have good reason. Guests may use guest parking for up to 96 hours (coming and going during this time period does not reset the clock). Residents may obtain a pass from the office if they have guests staying for longer than 96 hours.
All residents should get Madrid Manor vehicle decals from the office.

RV Lot
We have a parking lot for RV’s in the middle of the community. These spaces may be rented through the HOA office. Space sizes vary and there is normally a waiting list. Contact the office if you are interested. |
Clubhouse Reservations
The clubhouse and small clubhouse and studio are available to residents for events and private parties, please refer to the Rules and Regulations for details. |
Phone Notification System
We have a notification service that will remind you of planned utility outages and give you updates during emergencies and emergency repair work. If you change your phone number, or want to receive calls on your cell phone please let the office know so we can update the system. |
Wheelchair and Walker Loans
We have some wheelchairs and walkers available for loan for our residents. Contact the office for availability. |
