If you would like to make a maintenance request please call or email the ASPM office. Making requests directly to maintenance staff does not guarantee your request will be acted upon.

Exercise Room Notice
In January 2018 we had a site inspection from Farmers Insurance, our liability insurer. They made additional recommendations, including:
  1. Removal of very heavy weights
  2. Removal of bar weights
  3. Restriction the age of persons using the equipment.
Please do not bring your own equipment to the exercise room.

Seasonal Utility Usage
Every summer we get complaints that the electric bill is too high, every winter we get the same complaints about gas. It all comes down to weather. In 2018, July was a much warmer month that the year before, so your September bill reflected this. On average, electric usage that July was 30%  higher than 2017. You will likely see high bills for October and November too (remember that utilities are billed 2 months in arrears).

At Madrid Manor, a faulty meter has never been the cause of a high bill. And please remember that we do not set the utility rates, so we can only discuss usage, not dollar amounts.

If we see unusually high or low meter reads we do have a system in place to double check the reads before a bill is generated.

In the winter, homes that use electric space heaters will also experience very high usage.


Other factors that could affect gas and electric usage are:
  • Leaks in your ducting or furnace
  • Old inefficient furnace or AC unit.
  • You AC unit may need to be topped up.

​Dumpster
The Board is allowing residents to utilize unused capacity in the maintenance dumpster. If you want to use this service please call the office, you will be signed up on the request list and called when space is available. We will meet you at the dumpster on Thursday afternoon and help you load it, we cannot pick items up from your home. It will be done in the order requests come in. 5 ft is the maximum length allowed and we request that items be broken down to make the best use of the space.

Save Energy
 Synergy has several energy savings programs including AC service and duct testing. Some services are free and some provide low cost upgrades and replacements. Cost saving on the items below will save you 40-70% over hiring a contractor to do this. Their new program includes:
  1. Low cost AC and furnace replacement
  2. Low cost tankless water heater
  3. Dual pane vinly windows
  4. LED light fixtures at no cost

Solicitors
Solicitation in the community is illegal (with the exception of religious and political organizations). If someone knocks on your door attempting to sell you something tell them you are not interested and call the Sheriff. They can arrest the person for soliciting without a license and trespassing. This is the most effective way to deal with the problem. Under no circumstances should you buy or contract with these people. You will not be getting a good deal.
Security
If you encounter suspicious activity or school kids wandering in the park, do not engage them. Call the Sheriff, they have been authorized to arrest people who do not belong here. If law enforcement is aware of unlawful activity they will increase their routine patrols, which will lead to a reduction in this type of activity.
Electrical Issues
If you experience:
  1. Several lights flickering in your home, or
  2. Half your home power is out
Before you call an electrician, contact the office and make a maintenance request. The problem could be with the pedestal, which is the responsibility of the association. We will check the pedestal and make repairs if necessary, however we are not able to troubleshoot electrical problems inside your home.
Utilities
Madrid Manor is responsible for your utility connection up to and including the meter. Anything beyond the meter is the responsibility of the homeowner. Please do not let anyone modify, repair or attach anything to association utility lines. If you have the telephone or cable company install or repair lines please ensure that the do not leave a tangle of wires around the utility pipes, meter and boxes. If you are adding irrigation please keep the valves and pipes 3 ft away from the nearest meter (please complete an architectural application for installing irrigation).

Pool Closures
The pool will be closed if the outside temperature is expected to be below 65F. We turn the heater off during times when it will be cold for an extended period of time to save energy. The pool will also be closed during wet or windy weather.
Spa
Unless there is a maintenance issue, the spa is open during normal clubhouse hours year round. Temperature is set at 102F.

Pests
If you have a fruit tree please pick up fallen fruit. It attracts rats.

Get Ready For Winter
Check your gutters and downspouts. All water coming off the roof must be directed to the street or storm drain
Trash Cans
​Extra recycle and regular trash cans are available for loan. Call or email the office to request them, and please allow 24 hours for delivery. They are always in demand so we limit them to 2 per household. If we have any left at the end of the week we will drop them off.
Leave them out after trash pick up and we will retrieve them.
